Process
Everything you need to know about the stages and process for a building project.

1. Preparation

I will meet you and visit the site to develop a brief from the information you provide.

I will also carry out a measured survey of your property.

4. Construction

I will administer the contract on site and make site visits (one per month minimum) up to practical completion.

2. Design

I will produce sketch designs and ideas and present them to you.

I will then produce a set of survey drawings and a set of proposed drawings of the chosen design and present these to you.

I will produce a Design and Access statement if required. I will also prepare the planning and listed building application and submit it to your local council. The planners take 8 weeks minimum to determine an application once registered.

5. Use

I will visit the site six months after project is complete, and will write a snagging list and prepare the final certificate.

3. Pre-construction

I will design and produce a full set of working drawings with specification. I will also prepare the building regulation application and submit it to building control. Building control take 4 weeks minimum to determine an application once registered.

I will then prepare a set of tender documents.

I will send the project out to tender to 3 building contractors for a fixed price contract. The builders require 4 weeks to prepare a tender price.

Following this, I will prepare the contract documents. This is usually the JCT minor building works contract.
